Summary
The Court held that a quitclaim deed conveying a joint tenant’s interest directly back to that same joint tenant does not sever a joint tenancy, even when the deed expressly states an intent to create a tenancy in common. Because the self-conveyance did not destroy any of the four unities of title, time, interest, or possession, the joint tenancy and right of survivorship remained intact, and title passed to the surviving joint tenant. The judgment affirming quiet title in favor of the surviving joint tenant was affirmed.
