Summary
The court held that U.S. Cellular validly exercised its thirty-year lease-renewal option by timely providing the written notice required by the option clause. Although another provision required renewal rent to be paid in advance at exercise, that payment requirement governed performance of the renewed lease rather than formation of the renewal contract. The court therefore affirmed the district court and court of appeals.
