Supreme Court of Connecticut

Presidential Village, LLC v. Tonya Perkins

June 18, 2019332 Conn. 45

Summary

The court held that a federally subsidized housing landlord's pretermination notice was jurisdictionally defective because it described nonrent charges as part of the tenant's rental obligation without identifying which amounts were unpaid rent. The notice therefore failed the federal specificity requirement designed to allow the tenant to understand and defend against the asserted ground for termination. The court reversed the Appellate Court and directed it to affirm the trial court's dismissal; it did not decide whether rent charges from earlier leases independently rendered the notice defective.
