Summary
The court held that a quiet title action may proceed when the underlying debt remains unpaid but the limitations period for enforcing the debt and related lien has expired. The court concluded that the governing quiet-title statute prevails over the contrary equitable rule and that the lien-expiration statute does not extend the limitations period for foreclosure or a trustee’s sale. The court reversed the superior court, vacated portions of the court of appeals’ reasoning, and remanded for entry of judgment for the Arocas.
