The court held that unpaid rent a foreclosure purchaser could not collect from the tenant was not a lawful charge that could be imposed on a redemptioner. Because the parties had a bona fide disagreement over the legality of that charge, the disagreement excused the redemptioner from tendering any amount into court when filing the redemption complaint, and partial payment of undisputed charges was not required.
